1 - The Loan Application - Get preapproved
before you look for a house
The first step in any loan process is the initial interview. At this time,
Eagle Home Mortgage will make every effort to obtain all pertinent documentation
so unnecessary problems and delays may be avoided.
2 - Ordering
We request a credit report and appraisal of the property. We order verifications
of employment, bank accounts, mortgage or landlord ratings and any other
necessary supporting documentation.
3 - Awaiting Replies
As we receive the supporting documentation, we check for any problems
that might arise and request additional items we need. We review the appraisal
and credit report and work to iron out any problems.
4 - Loan Submission
Once all the necessary documentation is in, the loan officer reviews our
current programs to insure Eagle Home Mortgage clients receive the best
rate and terms. The loan processor then puts the loan package together
and submits it to the underwriter for loan approval. We are a mortgage
banker, meaning we use a variety of lenders to ensure you the best deal.
The underwriter is an employee of Eagle Home Mortgage.
5 - Loan Approval
Loan approval generally takes anywhere from 24 to 72 hours. All parties
are notified of the approval. Often times loan conditions are presented
by the underwriter and must be met...before the loan can close. This can
delay the next step, but with the help of all parties involved such a
delay may be minimal.
6 - Documents Are Drawn
Within 1 to 3 days after the loan approval, the loan documents (including
the note and deed of trust) are completed and sent to your escrow company
for final signatures. At this time, you will be asked to sign the documents
as well as bring a cashiers check for any down payment, and/or closing
costs.
7 - Funding
Once all parties have signed the loan documents, they are whisked back
to the lender who reviews the package in its entirety. if all forms
have been properly executed, and all conditions met, the check is cut
to fund the loan. Hallelujah!
8 - Closing
Put out the Welcome mat...you're a homeowner!
